Fund Strategy: Build, Lease, Refinance, Hold for Long-Term Cash Flow
The fund develops a build-to-rent portfolio of 100 newly constructed duplex buildings (200 doors). Investor equity funds construction and lease-up, followed by a refinance at 75% loan-to-value. Approximately 80% of refinance proceeds are distributed back to investors, returning original capital plus profit while preserving ongoing cash flow and equity in the portfolio. Total equity after refi is subject to land cost, transaction expenses, and final capital structure.
